Australia’s Housing Market 2025 stands at a turning point. After 21 months of growth, housing values have reached their peak, recording a significant 14.3% increase.

However, CoreLogic’s national Home Value Index (HVI) has recently shown declines, marking the beginning of a cyclical downturn. The first declines were recorded in November and December 2024, with the national index dipping by -0.01%  and -0.1% respectively. (See chart)

While this downturn is expected to continue into early 2025, market experts believe the impact will be relatively shallow, here are the several key trends at play.

Key Trends Shaping the Housing Market 2025

Housing Demand Slows as Affordability Gaps Widen

The widening gap between household income, borrowing capacity, and home values is significantly shaping Australia’s Housing Market 2025. CoreLogic reports that the median dwelling value in Australia is currently $815,000, while the “affordable” purchase price for the median-income household (spending 30% of before-tax income on mortgage repayments) is only $513,000.

This growing disparity is causing a slowdown in housing demand, especially among first-time buyers and investors, whose purchasing capacity has been impacted by ‘higher-for-longer’ interest rates. Although some buyers may have hoped for a reduction in interest rates, these expectations have not materialised, which has caused demand to wane.

Interest Rate Cuts Might Ease Pressures, But a Housing Market 2025 Boom Is Unlikely

Looking ahead, the Reserve Bank of Australia (RBA) is expected to reduce interest rates in 2025, offering some relief to borrowers. ASX futures pricing suggests a 25-basis point cut by April, with a total of 77 basis points expected over the course of the year. This should support consumer sentiment and provide some relief through lower mortgage repayments and increased borrowing capacity.

However, it’s unlikely that these cuts will trigger a strong market rebound in Australia’s Housing Market 2025. While the reduction in rates will ease financial pressure for many, it will take more significant cuts to return to pre-pandemic interest rates.

Regional Perspectives on the Housing Market 2025

Sydney and Melbourne, which make up about 40% of Australia’s housing stock and 50% of its housing value, have been the main drivers of the property market downturn.

In contrast, regional markets like South Australia have shown stronger growth, with regional SA rising 1.2% in December 2024. Adelaide recorded the highest quarterly growth in Q4 2024 at 2.1%, though this was a decline from 3.6% in Q3. Despite these growth areas, overall market conditions have weakened, with national HVI growth slowing to 0.1% in the last three months of 2024, compared to 0.6% earlier in the year.

Supply Shortages Will Support Housing Values in the Short-Term

The Housing Market 2025 will continue to face challenges due to the shortage of newly built homes. High construction costs, a tight labor market, and intense competition for building materials are all contributing factors shaping these dynamics.

However, dwelling approvals have begun to show signs of improvement, suggesting that more housing stock could be delivered in the coming years. Despite this, the current supply shortage is expected to continue to support housing values, as the demand for homes still exceeds supply in many areas.

A Brief and Mild Downturn in Australia’s Housing Market 2025

A cyclical downturn is expected in early 2025, though it is likely to be mild. The largest recorded decline in the national HVI was just -7.7% from October 1982 to March 1983. Typically, national home value declines are shorter and less severe than periods of growth.

This is partly due to sellers potentially holding off on listing their properties until values are rising, which helps limit supply during times of price drops.

What Does This Mean for Buyers and Sellers in the Housing Market 2025?

For Buyers:

Australia’s Housing Market 2025 presents a cautious opportunity for buyers. While the property market has slowed, buyers may find more favorable conditions if interest rates decrease and incomes rise. However, with limited supply in some areas and ongoing competition from other buyers, those looking to purchase will need to act strategically. Focus on areas with strong long-term potential and be prepared to negotiate.

For Sellers:

Sellers in Australia’s Housing Market 2025 may face slower sales as the market cools. However, by pricing properties competitively and focusing on properties with high demand—such as those in desirable locations or with features that align with buyers’ needs—sellers can still find success. Sellers may also benefit from waiting for an upswing in the market if they are not under pressure to sell immediately.
